To fix this “a serious error has occurred ps3 sim3” error, you will need to follow these steps:-

1. First, close all S3PE, CTU, TSRW, windows and close all TS3 folders you have opened up, and also quit the game.

2. Traverse Documents library, right-click the Electronic Arts folder, and select the Properties option.

3. Untick the Read-only option; click Apply.
4. Now, Choose the option to “Apply changes to this folder, subfolders, and files” and then press the OK button.

5. Close the Properties window and the error will be gone.
